When it comes to life safety in your home, business, or facility there are many things to consider. NY and NJ, even more so because even though everyone must comply with NEC, NJUFC,BOCA, NYC Chapter 4000, IBC, and NFPA standards; the Local Authority Having Jurisdiction has the final say. Basically that means that each inspector has their own idea of what is most important in their towns or cities. Some systems that are included in a Life Safety design include but are not limited to Fire Alarms, Sprinkler Monitoring, Windowless Basement Systems, Mass Notification, Elevator Recall Systems, Evacuation Systems, Lightning Protection, Man Down Systems, Nurse Call Systems, Scream Detection, and Linear Heat Detection. The most popular violation that New Jersey inspectors have been giving out for some time now is in regards to Windowless Basements.
How to protect a Windowless Basement? This requires firefighters to have access to an opening of specific dimensions to provide entry into a below grade area; if an access opening is not of the required dimension, a fire detection system or fire suppression system is required. This section of the NJUFC was enacted due to the death of a New Jersey Firefighter in a basement fire which was lacking an appropriate opening as well as fire detection or a fire suppression system. If a fire detection system is installed it MUST be monitored by a central station to notify the fire department.
